Here's a realistic custom home timeline, month by month, so you can plan your life around the build — not the other way around.

Months 1–4: Design and Preliminary Pricing

The project starts on paper. Schematic design, design development, and engineering coordination typically run three to five months for a true custom home. Because we work design-build, pricing develops alongside the drawings — by the end of this phase you have permit-ready construction documents and a construction cost you can rely on, not an estimate that unravels later. This is also when major selections begin; deciding windows, roofing, and cabinetry early protects the schedule downstream. Months 4–8: Permitting

Permit review times vary widely across South Florida municipalities — some approve in six to eight weeks, others take four to six months for a large custom home, especially where HVHZ product approvals and flood zone compliance add review layers. We submit complete, well-coordinated packages and manage every comment cycle, which is the single biggest factor in keeping this phase short. Months 8–10: Site Work and Foundation

Construction begins:

  • Month 8 — demolition complete, site cleared, construction fencing and erosion control in place
  • Month 9 — fill placed and compacted to design elevation; underground plumbing and electrical installed and inspected
  • Month 10 — foundation formed, steel set, slab poured (or pilings driven and grade beams poured on waterfront lots)

Months 10–14: Structure and Dry-In

The most visible progress happens here. Block walls rise, tie beams and columns are poured, second-floor decks go in on two-story homes, and roof structure follows. The milestone that matters is dry-in — roof underlayment down, impact windows and doors installed, envelope sealed. Long-lead window packages ordered back in design arrive exactly when needed; ordered late, they can stall a project for months. This is where early selections pay off.

Months 14–18: Rough-Ins and Drywall

Inside the sealed shell, the home's systems are installed: HVAC, plumbing, electrical, low-voltage and smart-home wiring, then inspections, insulation, and drywall. It's the least glamorous stretch — weeks of work with little visual drama — but it determines how the house performs for decades. Months 18–24: Finishes

The home becomes yours: flooring, tile, cabinetry, countertops, millwork, paint, plumbing trim, lighting, appliances.
