Phase 1: Discovery and Feasibility

Zoning, setbacks, lot coverage limits, flood zone designation, utility access, and — in Miami-Dade and Broward — HVHZ wind requirements all shape what can be built. Phase 2: Design and Architecture

This is the creative heart of the project. Working within our design-build process, architecture and construction pricing move together:

Phase 5: Structure, Roof, and Dry-In

Concrete block walls rise, tie beams are poured, and the roof structure goes on. The milestone that matters most in Florida is dry-in — roof underlayment installed, impact windows and doors set, and the building envelope sealed against weather. From this point, interior trades can work regardless of the afternoon rain.

Phase 6: Systems, Interiors, and Finishes

Mechanical, electrical, plumbing, and low-voltage rough-ins are installed and inspected, then insulation and drywall close the walls. Finishes follow in a carefully managed sequence: flooring, cabinetry, countertops, tile, millwork, paint, plumbing and lighting fixtures.
